Residents in the towns of Amherst and Williamsville might see their property taxes increase in 2024.

Both towns are doing new assessments of homes and that could end up increasing property taxes for homeowners and land owners in the area.

The two towns are expected to start sending out the new assessment notices this weekend and most property owners will get their new assessment in the mail by the end of next week.

The new property assessments will now reflect the full value of the property after a new  11.4% hike in the tax cap was approved.


Emily Murphy, the Amherst assessor told WIVB Channel Four that about 33% of homeowners will see an increase in their property assessment which means an increase in their property taxes.

“Typically during a reassessment ,we’re going to see about a third of the properties have a slight decrease in their tax bills, about a third will stay the same and then, about a third will see a bit of an increase in their tax bills,”

Property owners will be able to challenge the new property assessments if they think they are overvalued.

Property owners will have until June 30th to contest the new assessment of their property. All the new assessments will be finalized on July 1, 2024.
